Affordable Rent Act 2024: What are the consequences for your property?
The Affordable Rent Act 2024 aims to make the rental prices of social housing more affordable for tenants. This law may also have implications for your property and the rent you can charge.
If you have a change of tenants in 2023 or 2024, you may be subject to the new regulations. The maximum rent you may charge is then determined by the Housing Valuation System (WWS). This is a point system that assesses the quality and amenities of a home. The number of WWS points your property represents determines the maximum rent you may charge.
To determine how many WWS points your property represents, you can have a point count performed by us. The outcome of the point count may affect the rent you can charge.
If you wish to rent out your property at a regulated rent, certain rules apply. For example, the rent may not exceed the maximum rent set by the WWS. In addition, there are limitations on the annual rent increase.
If you are considering making improvements to your home so that you can still rent it out on the private sector, it is important to take into account the costs and benefits of these improvements. If your home cannot be rented out on the private sector and you are considering selling or keeping the property, it is important to look at the market value of the home and the potential rental income.
Below are a number of considerations to help you get started.

You may rent out your home in the private sector if
- Your home represents 187 WWS points as of January 1, 2024*
You may not rent out your home on the free market if
- Your home represents fewer than 187 WWS points*
Possible actions in response to the presented plans:
- Your property represents more than 187, you rent out in the private sector
- Having an analysis carried out to make improvements to the home in order to generate 149 (rental before July 1, 2023), 136 (rental after July 1, 2023), or perhaps even 187 (rental in 2024) WWS points.
- You make no changes to the property and rent it out for a WWS rent (regulated).
- You decide to sell the house.
